Examination
This may involve walking around the perimeter of the building and looking for visible signs of damage, such as missing or damaged shingles, loose flashing, or other problems. We may also use drones or other tools to get a closer look at the roof.
Identify Roof Materials
We will closely examine the roofing materials, including the shingles, tiles, or membranes, to look for signs of wear or damage. They may also check for proper ventilation and drainage to ensure that the roof is functioning properly.
Attic/Interior
We will also inspect the attic and interior of the building to look for signs of water damage or other problems. This may involve checking for water stains, mold, or other indicators of roof damage.
Core Samples
A core sample involves extracting small portions of the roof with a core cutting tool. This essentially provides a snapshot of the entire roofing assembly by helping to determine the number of layers, substrate material, and condition of the insulation.
Measurements
We will use a tape measure or other tools to measure the dimensions of the roof, including the slope, pitch, and overall size. This information is used to determine the best course of action for repair or maintenance.
Infared Moisture Scan
In many cases, an infrared moisture scan may be conducted during an inspection to detect any moisture in the roofing assembly that may not be visible to the naked eye.

From a cost standpoint, a repair or patch is a best-case scenario on most commercial roofs and is only recommended if the roofing assembly is in good condition.
